Building Surveys Leicestershire

A building survey (previously known as a full structural survey) is a full and detailed inspection and report on the condition of the fabric and structure of a building. Any restrictions to access will be mentioned and further investigations will be recommended if appropriate. The report will indicate any defect or cause for concern and will give the reasons for such concern and advice as to an appropriate course of action. Defects will be identified with an indication of the priority in which they should be addressed and indicative budget costs for rectification.

Reports are typically prepared for prospective purchasers before they commit to a purchase and fully supplement the very brief assessment provided by a mortgage valuation. The principle of caveat emptor means “buyer beware” and estate agents and vendors have no duty to draw defects in a property to the attention of a purchaser. The only building professional acting in the interests of the purchaser will be the chartered surveyor undertaking the building survey.

 Alternatively a building survey could be undertaken on behalf of the vendor to establish the condition of the building and to draw attention to problems that could come to light and which might blight or destroy the prospect of a sale. Advice on suitable repair could be given prior to marketing the property and repairs could be arranged and supervised using one of a number of trusted and competent builders in the area.
