Specification and Supervision of Building Repairs
We are able to produce suitably detailed specifications to ensure that appropriate repairs are undertaken by builders. Many structural problems can be rectified by the use of modern techniques, such as the installation of helical-bars, which minimise cost and disruption and avoid the unsightly installation of steel tie-bars, metal plates or the need to dismantle large areas of brickwork.
These techniques should only be undertaken by contractors trained and licensed by the manufacturers. All our contractors are suitably qualified and specialise in these techniques.
A carefully worded specification can avoid misunderstandings and enable contractors to quote for exactly similar work. This can avoid dispute as works proceed.
We would supervise works and administer payments to the contractor. It is not unusual for the scope of works to change due to unforeseen circumstances but we, as contract administrator would ensure that any variations are necessary, suitable and correctly priced.
Where instructed to supervise works we issue a certificate of structural adequacy on completion confirming the results of the investigations, commenting on any monitoring undertaken and confirming that suitable repairs were undertaken. This document is not a form of guarantee but is an extremely useful professional opinion to confirm to a future purchaser’s mortgage company that the building has been restored to a structurally stable condition and is useful in the event of a future insurance claim relating to other defects in the building.
